Mixed-use buildings planned for Columbia Technology Center in East Vancouver

A three-story mixed-use commercial building is being constructed at the Columbia Tech Center in East Vancouver adjacent to Clark College on the Columbia Tech Center campus.
The complex, located at 18500 SE Mill Plain Blvd., will require the construction of an approximately 70,000-square-foot mixed-use building and a 2,500-square-foot kiosk support building. The site plan sent to the City of Vancouver also includes a third building.
The land, owned by Columbia Technology Center LLC, will also include 290 parking spaces, 60,000 square feet of landscaping, and 24,000 square feet of community space.
According to the preliminary planning documents, a “visually transparent photovoltaic roof structure” will be used to provide shading and weather protection for the public plaza below, as well as to connect the buildings to each other. The facade of the building will be made of brick, sheet metal and glass.
The building will include approximately 20,000 square feet of retail space on the ground floor and approximately 48,000 square feet of office space on the upper floors. The structure will have a steel frame and a monolithic metal deck.
Hennebery Eddy Architects are planning about 2,000 square feet of indoor public space, called the “core.” The space will include the main lobby, common meeting spaces, building ancillary spaces, vertical circulation, and restrooms on each floor. The third floor will also feature a 1,000-square-foot roof terrace.
“The large ledge provides strong protection for the elements on the ground floor,” the document says. “To emphasize the difference in volume, a system of clear glass showcases and light brick surrounds the base, while alternating dark brick panels and fixed gray glass windows cover the floor above.”
The document adds that about 30 percent of the building’s façade will consist of clear/high quality glass.
